In October 2011 87 homes sold in the Lake Norman area, a 8.75% increase from the 80 homes sold in September 2011. October 2011 sales figures increased 36% from October 2010 when 64 homes sold in the Lake Norman area.
The average sales price decreased 11.4% from $520,975 in September 2011 to $461,808 in October 2011. The October 2011 average sales price decreased 10.7% from the October 2010 average sales price which was $516,921.
Average days on the market increased 10.1% from 168 days in September 2011 to 185 days on the market in Octobert 2011. October 2010 average days on the market were 157, an 18.3% increase in market time.
Currently there are 965 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,341 square feeet and an average list price of $622,205 up 1.5% from the August average list price of $612,961. Lake Norman Waterfront Real Estate Market Update September 2011

Lake Norman Waterfront Homes
In September 2011 31 waterfront homes sold in the Lake Norman area, a 55% increase from the 20 waterfront homes sold in August 2011. September 2011 waterfront sales figures increased 55% from September 2010 when 20 waterfront homes sold in the Lake Norman area.

The average sales price increased 5.1% from $821,375 in August 2011 to $862,873 in September 2011. September 2011 average sales price increased 51.1% from the September 2010 average sales price which was $571,108.

Average days on the market decreased from 207 in August 2011 to 147 in September 2011, a 29% decrease in market time. September 2010 average days on the market were 164, a 10.4% decrease in market time.

Currently there are 389 Lake Norman waterfront homes listed in the MLS with 29 of those under contract, down 12% from August. The average list price is $992,739, up 2.3% from August. The lowest priced Lake Norman waterfront home is listed at $160,000 and the highest priced Lake Norman waterfront home is listed at $8,00,000.

At the end of September 2011 there were 115 foreclosure, preforeclosure & short-sale properties listed in the Lake Norman area, an 8.7% decrease from the 126 foreclosure, preforeclosure & short sale properties for sale in August 2011. Prices range from $41,800 to $8,000,000 for a waterfront home in Mooresville.

9 foreclosure/short sale homes closed in September 2011. This was a decrease of 52.6% from the 19 foreclosure homes sold in August 2011. The average home sold was a 3 bedroom/2 bath with 2,816 square feet and an average sale price of $241,421. The average sales price decreased 26.7% from the previous months average sale price of $329,563. The average days on the market were 185, a 50 day increase from August 2011.

In September 2011 80 homes sold in the Lake Norman area, a 24.5% decrease from the 106 homes sold in August 2011. September 2011 sales figures increased 11.1% from September 2010 when 72 homes sold in the Lake Norman area.

The average sales price increased 18.1% from $441,007 in August 2011 to $520,975 in September 2011. The September 2011 average sales price increased 28.4% from the September 2010 average sales price which was $405,884.

Average days on the market increased 7% from 157 days in August 2011 to 168 days on the market in September 2011. September 2010 average days on the market were 154, a 9% increase in market time.

Currently there are 1160 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,340 square feeet and an average list price of $612,961 down 2.1% from the August average list price of $625,872. In August 2011 20 waterfront homes sold in the Lake Norman area, a 28.6% decrease from the 28 waterfront homes sold in July  2011. August 2011 waterfront sales figures increased 33% from August 2010 when 15 waterfront homes sold in the Lake Norman area.

The average sales price increased 11.1% from $739,632 in July 2011 to $821,375 in August 2011. August 2011 average sales price decreased 18.7% from the August 2010 average sales price which was $1,010,659.

Average days on the market increased from 171 in July 2011 to 207 in August 2011, a 21% increase in market time. August 2010 average days on the market were 199, a 4% increase in market time.

Currently there are 418 Lake Norman waterfront homes listed in the MLS with 33 of those under contract, up 10% from July. The average list price is $970,828, up .13% from July. The lowest priced Lake Norman waterfront home is listed at $160,000 and the highest priced Lake Norman waterfront home is listed at $8,00,000.

19 foreclosure/short sale homes closed in August 2011. This was a increase of 35.7% from the 14 foreclosure homes sold in July 2011. The average home sold was a 3 bedroom/3 bath with 3,129 square feet and an average sale price of $329,563. The average sales price decreased 23.2% from the previous months average sale price of $429,307. The average days on the market were 135, a 0 day decrease from July 2011.

32 foreclosure and short sale properties are currently under contract, a 33% increase from July 2011.

At the end of August 2011 there were 11 foreclosure, preforeclosure & short-sale Lake Norman area condo/townhome properties listed, a 10% increase from the 10 foreclosure, preforeclosure & short-sale properties listed for sale in July 2011. Prices range from $89,900 to $295,000. The average unit is a 2 bed/2 bath with 1,146 square feet and an average list price of $182,445, up 9.3% from the July’s average list price of $166,970.

Four foreclosure, preforeclosure or short-sale condos/townhomes sold in August 2011. This was an decrease of 400% from the zero foreclosure, preforeclosure or short-sale condos sold in July 2011. The average sales price in August was $123,000, up from the July average sales price of $0. Four foreclosure/preforeclosure units are currently under contract, up 33% from July.

The average sales price decreased 13.7% from $511,166 in July 2011 to $441,007 in August 2011. The August 2011 average sales price decreased 4.7% from the August 2010 average sales price which was $462,987.
Average days on the market decreased 13.3% from 181 days in July 2011 to 157 days on the market in August 2011. August 2010 average days on the market were 138, a 28.3% increase in market time.
Currently there are 1076 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,327 square feeet and an average list price of $625,872 down 2% from the July average list price of $638,951. In July 2011 28 waterfront homes sold in the Lake Norman area, a 20% decrease from the 35 waterfront homes sold in June 2011. July 2011 waterfront sales figures increased 21.7% from July 2010 when 23 waterfront homes sold in the Lake Norman area.

The average sales price decreased 8.9% from $811,771 in June 2011 to $739,632 in July 2011. July 2011 average sales price increased 9.4% from the June 2010 average sales price which was $676,030.

Average days on the market decreased from 162 in June 2011 to 171 in July 2011, a 5.6% increase in market time. July 2010 average days on the market were 155, a 10% increase in market time.

Currently there are 438 Lake Norman waterfront homes listed in the MLS with 30 of those under contract, down 42% from June. The average list price is $969,575, up 1.8% from June.
