At the end of March 2012 there were 77 foreclosure, preforeclosure & short-sale properties listed in the Lake Norman area, a 40% increase from the 55 foreclosure, preforeclosure & short sale properties for sale in February. Prices range from $39,000 to $5,900,000 for a waterfront home in Mooresville.

21 foreclosure/short sale homes closed in March 2012. This was an increase of 50% from the 14 foreclosure and preforeclosure homes sold in February. The average home sold was a 4 bedroom/4 bath with 3,677 square feet and an average sale price of $471,226. The average sales price increased 155.6% from the previous months average sale price of $184,431. The average days on the market were 164, a 54 day increase from February.

31 foreclosure and short sale properties are currently under contract, a 47.6% increase from February.

Lake Norman Foreclosure Condos & Townhomes
At the end of March 2012 there were 8 foreclosure, preforeclosure & short-sale Lake Norman area condo/townhome properties listed, a 33% decrease from the 12 foreclosure, preforeclosure & short-sale properties listed for sale in February. Prices range from $100,000 to $295,000. The average unit is a 2 bed/2 bath with 1,295 square feet and an average list price of $176,987, down 14.4% from February’s average list price of $206,658.

One foreclosure, preforeclosure or short-sale condos/townhomes sold in March. This was an decrease of 0% from the one foreclosure, preforeclosure or short-sale condos sold in February. The average sales price in March was $92,000, down 17.9% from the February average sales price of $112,000. One foreclosure/preforeclosure units are currently under contract, down 0% from February.

Lake Norman Waterfront Homes
In March 2012 25 waterfront homes sold in the Lake Norman area, a 38.9% increase from the 18 waterfront homes sold in February 2012. March 2012 waterfront sales figures decreased 10.7% from March 2011 when 28 waterfront homes sold in the Lake Norman area.

The average sales price increased 21.8% from $756,277 in February to $920,788 in March. March 2012 average sales price increased 21% from the March 2011 average sales price which was $760,741.

Average days on the market increased from 187 in February to 165 in March, a 11.8% decrease in market time. March 2011 average days on the market were 203, a 18.7% decrease in market time.

Currently there are 304 Lake Norman waterfront homes listed in the MLS with 24 of those under contract, up 71.4% from February. The average list price is $998,025, down .2% from February. The lowest priced Lake Norman waterfront home is listed at $139,900 and the highest priced Lake Norman waterfront home is listed at $5,900,000.

The average sales price decreased 19% from the previous months average sale price of $227,726. The average days on the market were 110, a 2 day decrease from January.

In February 2012 18 waterfront homes sold in the Lake Norman area, a 38.5% increase from the 13 waterfront homes sold in January 2012. February 2012 waterfront sales figures increased 80% from February 2011 when 10 waterfront homes sold in the Lake Norman area.

The average sales price increased 18.9% from $636,245 in January to $756,277 in February. February 2012 average sales price increased 49.1% from the February 2011 average sales price which was $507,250.

Average days on the market increased from 180 in January to 187 in February, a 19.3% decrease in market time. February 2011 average days on the market were 186, a .5% increase in market time.

Currently there are 266 Lake Norman waterfront homes listed in the MLS with 14 of those under contract, down 12.5% from January. The average list price is $999,862, down 1.3% from January. The lowest priced Lake Norman waterfront home is listed at $139,900 and the highest priced Lake Norman waterfront home is listed at $5,900,000.

In January 2012 13 waterfront homes sold in the Lake Norman area, a 38.1% decrease from the 21 waterfront homes sold in December 2011. January 2012 waterfront sales figures decreased 18.75% from January 2011 when 16 waterfront homes sold in the Lake Norman area.

The average sales price decreased 3.5% from $659,457 in December 2011 to $636,245 in January 2012. January 2012 average sales price decreased 13.8% from the January 2011 average sales price which was $737,968.

Average days on the market decreased from 223 in December 2011 to 180 in January 2012, a 19.3% decrease in market time. January 2011 average days on the market were 184, a 2.1% decrease in market time.

Currently there are 287 Lake Norman waterfront homes listed in the MLS with 16 of those under contract, up 6.7% from December. The average list price is $1,013,313, down 2.9% from December. The lowest priced Lake Norman waterfront home is listed at $190,000 and the highest priced Lake Norman waterfront home is listed at $5,900,000.

The average sales price increased 18.3% from $557,269 in November 2011 to $659,457 in December 2011. December 2011 average sales price increased 5.2% from the December 2010 average sales price which was $627,050.

Average days on the market increased from 193 in November 2011 to 223 in December 2011, a 15.5% increase in market time. December 2010 average days on the market were 180, a 7.2% increase in market time.

Currently there are 261 Lake Norman waterfront homes listed in the MLS with 15 of those under contract, down 28.6% from November. The average list price is $1,043,065, down 2.2% from November. The lowest priced Lake Norman waterfront home is listed at $139,900 and the highest priced Lake Norman waterfront home is listed at $5,900,000.

In November 2011 76 homes sold in the Lake Norman area, a 12.6% decrease from the 87 homes sold in October 2011. November 2011 sales figures increased 5.6% from November 2010 when 72 homes sold in the Lake Norman area.
The average sales price decreased 20.5% from $461,808 in October 2011 to $367,233 in November 2011. The November 2011 average sales price decreased 34.6% from the November 2010 average sales price which was $561,849.
Average days on the market decreased 19.5% from 185 days in October 2011 to 149 days on the market in November 2011. November 2010 average days on the market were 177, an 15.7% increase in market time.
Currently there are 952 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,345 square feeet and an average list price of $624,246 up .3% from the October average list price of $622,205. In August 2011 106 homes sold in the Lake Norman area, a 23.1% decrease from the 87 homes sold in July 2011. August 2011 sales figures increased 27.7% from August 2010 when 83 homes sold in the Lake Norman area.
The average sales price decreased 13.7% from $511,166 in July 2011 to $441,007 in August 2011. The August 2011 average sales price decreased 4.7% from the August 2010 average sales price which was $462,987.
Average days on the market decreased 13.3% from 181 days in July 2011 to 157 days on the market in August 2011. August 2010 average days on the market were 138, a 28.3% increase in market time.
Currently there are 1076 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,327 square feeet and an average list price of $625,872 down 2% from the July average list price of $638,951.
