Lake Norman Real Estate Market Update February 2012

Lake Norman Homes
In February 2012 61 homes sold in the Lake Norman area, a 27.1% increase from the 48 homes sold in January. February 2012 sales figures increased 35.6% from February 2011 when 45 homes sold in the Lake Norman area.

The average sales price increased 18.7% from $391,015 in January to $464,026 in February. The February 2012 average sales price increased 29% from the February 2011 average sales price which was $359,736.

Average days on the market decreased 25.3% from 182 days in January to 136 days on the market in February. February 2011 average days on the market were 150, a 9.3% decrease in market time.

Currently there are 652 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,374 square feeet and an average list price of $643,099 up .5% from the January average list price of $639,981. The average days on the market are 184. 54 Lake Norman homes are currently under contract, down 46.5% from January!

Lake Norman Condos & Townhomes
In February 2012 10 condos/townhomes sold in the Lake Norman area, a 9.1% decrease from the 11 condos or townhomes sold in January 2012. February 2012 sales figures increased 11.1% from February 2011 when 9 Lake Norman condos sold.

The average sales price increased 22.9% from $161,514 in January 2012 to $198,450 in February 2012. February 2012 average sales price increased 25.6% from the February 2011 average sales price which was $157,946.

Average days on the market increased 11.8% from 169 in January to 189 in February. February 2011 average days on the market were 185.

Currently there are 110 condo/townhomes for sale in the Lake Norman MLS area. The average unit is a 2 bed/2 bath home with 1,438 square feet and an average list price of $229,081, down .8% from January’s average list price of $230,967. The average days on the market are 163. 7 Lake Norman condos/townhomes are currently under contract, a 12.5% decrease from January.

Lake Norman Lots
In February 2012 22 lots sold in the Lake Norman area, a 37.5.8% increase from the 16 lots sold in January. February 2012 sales figures increased 100% from February 2011 when 11 lots sold.

The average sales price decreased 63% from $206,500 in January to $76,497 in February. February 2012 average sales price decreased 41.3% from the February 2011 average sales price which was $130,336.

Average days on the market decreased 45.1% from 605 in January to 332 in February. February 2011 average days on the market were 199, a 66.8% increase in market time vesus the same time period last year.

Currently there are 958 lots for sale in the Lake Norman MLS area. The average list price is $150,528, down 3% from December’s average list price of $155,174. The average days on the market are 373. 28 Lake Norman area lots are currently under contract, a 26.3% decrease from January.
