Lake Norman Waterfront Real Estate Market Update November 2011

In November 2011 13 waterfront homes sold in the Lake Norman area, a 51.9% decrease from the 27 waterfront homes sold in October 2011. November 2011 waterfront sales figures decreased 50% from November 2010 when 26 waterfront homes sold in the Lake Norman area.

The average sales price decreased 25.2% from $744,986 in October 2011 to $557,269 in November 2011. November 2011 average sales price decreased 43.7% from the November 2010 average sales price which was $988,961.

Average days on the market increased from 193 in October 2011 to 193 in November 2011, a 0% increase in market time. November 2010 average days on the market were 198, a 2.5% decrease in market time.

Currently there are 276 Lake Norman waterfront homes listed in the MLS with 21 of those under contract, down 34% from October. The average list price is $1,066,194, up 8.2% from October. The lowest priced Lake Norman waterfront home is listed at $195,000 and the highest priced Lake Norman waterfront home is listed at $8,00,000.
